The procedure for an entry inventory
Appointment scheduling:
The owner and tenant, or their representatives, agree on a date for the move-in inspection and key handover.
Signature of the assignment order:
We record the identities of the parties present or represented, then proceed to sign the assignment order.
Meter reading :
We record the numbers of the electricity, gas, and water meters, as well as their readings. We fill out the energy transfer documents with the parties involved.
Inventory of sets:
Each room is examined in detail (floors, walls, ceilings, windows, technical installations, etc.), noting even the smallest defects or damage. We also assess the age of the paintwork and the condition of the decor and equipment in order to provide as accurate a description as possible.
Drafting of the inventory report:
The report lists all the fixtures and fittings in each room individually, describing the condition of each item in detail and including photos illustrating the observations.
Signature of the parties :
Upon receipt of the report, the parties have two weeks to submit any comments.
Why hire an expert to conduct an inventory?
Neutrality
As an independent third party, the expert guarantees an objective assessment, thereby avoiding any risk of conflict of interest between the owner and the tenant.
Intermediate
The expert acts as a true facilitator, fairly representing the interests of both parties. Their presence helps defuse potential tensions and promotes calm communication.
Expert
Thanks to their in-depth knowledge, experts spot details that non-professionals might overlook, such as wear and tear related to the age of materials and equipment, or hidden defects.
Consulting
An inventory carried out by an expert constitutes solid evidence in the event of a dispute. Their neutral and detailed report is admissible in court.
Time savings
The expert takes care of the entire process, from inspection to report writing, thereby reducing the administrative burden on both the owner and the tenant.
